  • Phase 1 construction fully underway
  • Active construction begins daily at 7 a.m., Monday-Friday
  • Most plumbing fixtures removed from north wing units
  • “Zip walls” protect residents’ belonging from dust
  • “Ram boards” applied to common area flooring of construction wing as well as in-unit floors to protect existing floor finishes.
  • “Batten Matts” applied to elevator walls for protection of finishes.
  • “Warning” signs in place at corridor entering construction zone

Project Summary

The Lincoln Park Tower Riser Project is a major building-wide upgrade focused on replacing the aging plumbing system to ensure long-term reliability and improved service for residents. The work includes new hot and cold water supply lines, waste piping, shower valves, and updated in-unit fixtures such as tub/shower units, bathroom sinks, medicine cabinets, and kitchen faucets. Construction will be completed in three phases to minimize disruption: Phase 1 covers the north and south low-rise wings, Phase 2 covers the main tower (each with sub-phases), and Phase 3 addresses the machanical room and common areas. This comprehensive approach addresses onging plumbing issues, reduces maintenance needs, and modernizes apartment bathrooms and kitchens as part of a durable, long-term solution.

Why Replace the Water Riser System?

Due to age, current condition of the water risers, and the volume of work orders associated with the plumbing system, it was determined that a complete overhaul of the water riser system would be an appropriate action for a long-term solution. Because the riser replacement work involves removing of the existing fixtures and appliances, it was further determined that the new fixures and new shower surrounds would be replaced at the same time.

What to Know

  • LPT was built in 1968 and contains 199 units.
  • Work is being done in three phases:
    Phase 1: North and south low-rise wings (phases 1A and 1B)
    Phase 2: Main tower
    Phase 3: Mechanical room and common area work
  • The project scopes involve replacing:
    • Hot & cold water supply lines
    • waste lines
    • Shower valves
    • Bathroom tub/shower
    • Bathroom sink
    • Bathroom medicine cabinets
    • Kitchen faucets
  • Residents will be relocated as part of a coordinated relocation plan during each phase.
  • Informational resident meetings have been held on a regular basis since late 2025.
